Two Hampshire Farms for Sale: 1,100 Acres of Prime Land Available


Two adjacent farms, encompassing a total of 1,100 acres, are set to hit the market in Hampshire.

Warren Farm and Littleton Farm, situated near Winchester and just over a mile apart, both feature land predominantly used for arable farming.

Savills has announced the listing of Warren Farm, priced at £7.5 million, while Littleton Farm is offered at £13.25 million and can be acquired in four separate lots.

Warren Farm

Warren Farm has a history as part of a pig farming enterprise and is currently managed under a contract farming arrangement.

This expansive property features 372 acres of Grade 3 arable land, 148 acres of woodland, four residential cottages, agricultural buildings, and even an airstrip.

The entire farm encompasses 561 acres, which includes pastureland as well as Barton Airfield, a grass airstrip complete with a Nissen hut and temporary hangers, currently leased on a rolling basis.

Some sections of the land come with an overage clause, granting the seller 30% of any net increase in value should development occur within 30 years.

The grain store, constructed in the mid-1990s, includes equipped stirrers and drying facilities, with a total capacity of 1,600 tons. Additional pole barns are located across two other yards.

Rental Income

The property includes four former farmworker cottages that are rented under assured short-hold tenancies, bringing in a monthly income of £5,300.

In addition to the farm sale, there may be a separate opportunity to negotiate the purchase of a five-bedroom farmhouse nestled within 60 acres of woodland.

Adjacent to Warren Farm, Littleton Farm is being marketed with approximately 536 acres of Grade 3 land, featuring a mix of productive arable fields, pasture, and woodland.

The woodland was primarily planted 30 years ago by the current owners, and a family-run shooting business has traditionally hosted around 10 shooting days each season.

The centerpiece of the farm is an unlisted period country house surrounded by a beautifully maintained formal garden.

This estate contains a self-contained one-bedroom flat as well as an annexe offering three bedrooms.

The site further includes a courtyard with a cottage, a farm office, garages, and stables, alongside three cottages and a bungalow providing extra accommodations.

A variety of farm buildings, including two unused Dutch barns and several steel- and concrete-framed sheds, present potential development opportunities, subject to planning permissions.

Part of the land also has an overage provision for potential uses such as solar energy generation, retail, or distribution, requiring 30% of any increased value from this change to be paid to the seller if developed within 30 years.

Land for Sale in Suffolk

In Suffolk, Clarke & Simpson is scheduled to list two blocks of bare agricultural land this month.

Oliver Holloway, a partner at the firm, remarked that although summer showed signs of slower growth following a robust first half of 2024, the land market in East Anglia remains surprisingly stable.

“There continues to be a supply shortage in relation to regional demand,” he stated.

One of the blocks includes 174 acres of Grade 3 arable land at Poplar Farm, Sweffling, situated near Framlingham. This block has a guide price of £1.655 million, or £9,511 per acre, and is also available in up to four lots.

A smaller parcel, encompassing 62 acres of arable land across two fields located at Rishangles near Debenham, is priced at £560,000 (£9,032 per acre).

In Northern Ireland, a new listing has emerged for Milltown Farm on Ballougry Road, Londonderry, featuring 149 acres that combine agricultural, residential, and development prospects.

The main dwelling is a four-bedroom period house, while adjacent former farm buildings have received planning permission for conversion into 11 residential units.

Milltown Farm is currently marketed through Savills at a guide price of £2.55 million for the entirety or can be acquired in five distinct lots.
